I made aliyah from Montreal, so I’ve lived this from both sides. Owners expect one thing, Israel runs on another. After five years managing homes in Jerusalem, I handle everything in between, so you never have to.

Who actually deals with problems - tenants, repairs, the municipality - when I’m not in the country?
We do, end to end. We’re your single point of contact on the ground: handling tenants,
coordinating repairs, dealing with the building committee and the municipality, and only
bringing you in for decisions that genuinely need you. You get the updates without the
headaches.
How do I decide whether short-term or long-term rental is right for my apartment?
It comes down to a few things: how often you want access to the place, the location and its
short-stay demand, whether you prefer higher-but-variable income or steady-and-predictable,
and the building’s rules on short lets. We’ll weigh all of it with you and recommend what fits
your property and your life — not a one-size-fits-all answer.

That’s our Home Care & Concierge service. While you’re away we keep it maintained,
inspected and secure; before you arrive we have it cleaned, aired and stocked so it’s ready
the moment you land; and during your stay we’re on call for whatever you need. Your home
stays ready for you, never neglected.
How do you keep my home maintained while it sits empty?
Regular, scheduled inspections are the heart of it. We check the apartment on a set rhythm —
watching for leaks, damp, electrical or appliance faults, and the small things that quietly go
wrong in an empty home — run the water and systems so nothing seizes up, take care of mail
and bills, and fix any issue before it becomes damage. You get updates, and the home stays
exactly as you left it, ready for your next
Do I need landlord insurance, and can you arrange it?
It’s not legally required for most owners — though if you have a mortgage, your lender will
insist on structure insurance. Either way we recommend it: structure cover for the apartment
itself, plus third-party liability in case someone is injured, while your tenant insures their own
contents. And yes, we can arrange and coordinate the right policy for you, so your property is
protected without you having to deal with an Israeli insurer from abroad.
Can you manage a renovation while I’m abroad?
Yes — it’s one of the things owners value most. We run the whole project on the ground:
sourcing and vetting contractors, getting comparable quotes, managing the schedule and the
trades, checking the work, and keeping you updated with photos and clear reporting. You
make the decisions; we handle the site — so renovating from abroad doesn’t become a
nightmare.
What’s included in your property management fee?
Everything needed to run your property — tenant or guest handling, rent collection,
maintenance coordination, bill and arnona management, and clear reporting. We work on allin pricing with no hidden charges, and you get a written quote before anything begins.
How much tax do I pay on a long-term rental in Israel?
It depends on the rent. Residential rent below a monthly ceiling — around ₪5,654, frozen
through 2027 — is fully tax-exempt. Above it, you can usually choose a flat 10% on the gross
rent, or your regular marginal rate with expenses deducted. We’re not tax advisers, but we
keep clean records and can refer you to an accountant who specialises in non-resident
owners
Do I need to file a tax return in Israel as a non-resident landlord?
Not always. If your rent is under the exemption ceiling, you usually don’t need to report it at
all. Above that, it depends on your track and income level — on the flat 10% track you pay the
tax but only file an annual return once rental income passes roughly ₪375,000 a year, while
higher earners on the marginal track do file. We’re not tax advisers, but we keep clean
records and can connect you with an accountant who handles non-resident landlords.
Is there English-speaking property management in Jerusalem?
Yes. We work entirely in English, so you’re never lost in translation about your own home —
and you deal directly with one person who understands both the local reality and what owners
abroad expect.
